Buying and selling real estate is complicated. Sebastiano Formica helps simplify it, point out pitfalls, offer honest information on pricing & affordability, and doesn't apply pressure on the client. Where I really saw him go above and beyond was after the sales contract, where his team helped with inspections, pointed out all the various tasks to complete, and walked me through closing questions. All in all, best of my four experiences in real estate as a buyer or seller.

Someone once told me that your realtor should feel like your best friend by the time the buying experience is complete, and while Kelly Montgomery and Seb Formica, check those boxes, a great realtor is something else entirely. We have used Seb as our realtor at two very stressful times in our life. The first was to sell our home during Covid where we ultimately lost 3 buyers during the option period, and recently to purchase a home sight unseen from Tampa, FL. It's unusual to lose buyers in the option period, and so very very stressful, but Covid was a different time. Seb continued to be a voice of reason and our home still sold within a month despite those losses. As a military family we found ourselves moving back to San Antonio this summer (2023) and we needed to buy sight unseen. Scary for most people, but not if you have a realtor who is knowledgeable, professional, and sincerely has your best interest at heart. Kelly and Seb walked at least a dozen homes for us, even driving out on Sunday afternoons after storms to ensure flooding wouldn't be an issue. They gave us amazing video walkthroughs and talked us through the neighborhoods, schools and other important factors when buying a home. I also can't say enough about their preferred lender, who ran numbers for us on sometimes a daily basis and who was so hands on, even for us as experienced buyers, we felt so cared for. You will never feel alone in the buying process if you use Kelly or Seb, and to me that's what makes an amazing realtor. They are always and quickly reachable, professional, and knowledgeable. Also, you will feel like great friends in the end (and you'll have an amazing house)! You get it all when you use the Formica group. They will earn your trust.
